I know nothing about str strategy but with that huge data center being built on the Dell campus at I35 and Toll 45 on Mays you'd think there would be a market for lower end str competing with the extended stay chains for workers at the build site.  I don't know when "the district" will break ground, but it is in the same area.  Or maybe someone waiting for a house to be built and prefers to keep their stuff in a pod rather than move it into an apartment and back out when the house is complete.  Or near Kalahari?  Not sure of any other draw to RR.  There is bus service to the Howard train station but it is fairly new and not heavily used, whether covid or just not popular.

@Christina Zimmerman If you actually move into a place, get mail, etc, it would be difficult to find fault with you changing your mind prior to the one year. I would just disclose the date of your last o/o refinance to your lender. If they have a problem with the date try another lender. I am not in the industry, but the intent behind the rule is probably two fold. Taxpayers do not want to supplement investors with low down payments on property loans nor take on the risk of an investment property loan that originated less than a year ago as an o/o...again, no equity. But if you left equity in the properties at refinance you have mitigated much of the risk. So I personally would disclose and not give it a second thought. You found an opportunity and changed your mind. Do one more and it might look like a business plan so I might feel more obliged to stay the full year. Kind of like no capital gains when you sell after 2 years o/o. You can repeat over and over if you don't mind the hassle of moving, perfectly legal but not exactly the intent of the law.

@Kyler J Sloan So your tenants are going to unload luggage and groceries, load into jeep, drive a steep hill in a vehicle they are not familiar with, repeat each time up and down driveway, and park their own car somewhere they are unfamiliar with that they cannot keep an eye on? Maybe.

@Dan Heuschele I have a friend that 1031 exchanged an apartment complex for 20 or so sfr. to be able to sell one by one.

@Mike Franco We used casa moderna vinyl planks first time. floor n decor. Still looks great after 7 years. It is the "cheap" stuff, maybe 2.5-3 mm, but click lock, floating. Over a cement slab. Difficult to install vs laminate.

Last time used lifeproof. Easier install as rigid like laminate but really had to pound it in. Yes, wear layer is important but also the quality of the wear layer. 22mil vinyl vs something much thinner but with aluminum oxide or whatever makes it super hard. Don't know but lifeproof seems harder than the neucore? from floor n decor with a 22mil wear layer.

Installing 79 cent laminate in a sunken living room this week. The rest of the house is 10 year old home legends hd laminate that I spent under a dollar a foot for. Held up great except some slight peaking in kitchen and dented under refrigerator. We siliconed the quarter round around the cabinets and that may have helped.

@Rema W. Have a roofer take a look. In Texas we try to wait for a hail claim, but roofs don't last forever. You don't want the additional expense of repairing damaged structure. When you say flat roof, hopefully you have a slight slope, because there are "flat" roof systems using modified bitumen (peel and stick nowadays) or tpo.
