@Douglas Curtiss I would call zinser maker of peel stop primer. They have a tech line that might be able to help. Maybe after you buy a moisture meter and get a reading, but it also may be that if you paint over a poorly adhered coat of paint the second and third coats only adhere as well as the first coat does...or only adhere to the problematic first coat, which is prone to peeling.

@David Fischer Jobs? Other boarded up multiunits? Buy in Amarillo. You've got the lowest unemployment in the state. Why saddle yourself with a headache 3.5 hours away?

@Scott Kane If you have a good roof supported by solid posts and an existing slab, wouldn't it just be a matter of framing a side, rear wall and garage door opening? And siding. and adding a door. You can quickly get a price for a garage door. And calculate cost of framing materials and siding off home depots prices. Labor varies by local.

@Nataliya Isupova Might ask if it is safe to repair the ceiling...if he is done upstairs. Then at least he will know he caused a problem and will know why he is hearing work below him.

@Destin E. Thomas I kind of think you may have no choice but to lower the rent. Don't necessarily lower your tenant standards, but some people will put up with bad neighbors for cheaper rent. If your rent is already a bargain then it may be a waiting game. My rental is across the street from porch dwelling serial killers. with goats. and a metal recycling collection. I had a tenant who said every other house in Missouri looked the same and was thrilled with the rental price. It may have helped that I could say the neighbors had been there for 10 years with no problems. They also moved from the same neighborhood. Do you have a sign out front? Someone from the area might feel safer due to familiarity.

@Joe Vairo If you represented the sellers, did you get compensated? I was under the impression that the ibuyers cut out the realtors to save owners at least 3% if not 5%. Sounds like it is more about reducing hassle.

@Mitch Polatin Buy the nicest in stock refrigerator at Lowes and have it delivered. Offer to put a "garage ready" fridge in the garage to compensate for lower square foot refrigerated storage. Tell them you will have a cabinet guy out to measure for cabinet modification soon. Wait for them to withhold rent for whatever reason...you do have documentation of offering to let them out of the lease? for judge...and evict. Or maybe they will be placated if they really only want a non-leaking fridge. Not sure if not having a 10k refrigerator will have an effect on your future rents. I had a $1350 month rental and bought a $1100 refrigerator replacement, in comparison, but I personally would also be very reluctant to replace @10k refrigerator esp. for those particular tenants.

@Ramon E Alvarez I want to say I heard that a charge on your credit card to, say, a used tire store is a ding on your credit profile. They already know where you spend money.

@Devonte Wilson My thoughts are that sharing a house is stressful enough without sharing a bedroom. I would want a locked door between me and other roommates. As owner, I would want locked bedroom doors for liability reasons But I believe the recovery houses have shared rooms so it could work.

@Daniel Young The plural of property is properties. The possessive of property is property's; for example, the property's tax assessment is 100k. You likely know that, but people write it as such all the time and it drives me crazy.
