I hadn't considered legal action once tenants are long gone, but it was good to look it up.  Thanks for the responses.  Here's what I found on Google in case you are in CO too.

What Are the Civil Statutes of Limitation in Colorado? Colorado's time limits for filing a civil action generally range from one to three years, but rent and debt collection actions have a six-year limit.

I'm looking to clear out my file cabinets and organize my tenant information.  How long do I need to keep old lease agreements with previous tenants or do you shred them as soon as they are out the door?  

@Theresa Harris I checked with the laws... its a good reminder to know exactly what thoose dates are. Thank you for taking the time to respond.

@Bill William paying late with late fees is fine, but its the lying about making payment and not having the funds that bothers me.

If you are going to be late fine... pay the late fees, but sending in bad checks and the chase... that is a waste of my time.

Thanks for the advice.  I think I'm going to move forward with a 30 day notice to quit and let her know that I need her forwarding address.  Cheers. 

@Joe Martella- thanks. Im in CO and I think 30 day notice is appropriate and found a Notice to Quit form with the state legal documents but it seems a bit threatening and I don't want her to get upset. Is there some language that you use to ask people to move on?

I have a tenant that is chronically late on her rent payments.  Often she will send in a check and 10 days later I will receive information that there are Non-Sufficent funds in the account.  The check will bounce multiple times and I continue to hound her all month long to pay.  Eventually, she does pay the rent and the late fees, but I'm done with this dance.

What is the best way and how much notice do I need to give her that her lease will not be re-newed?  I was looking for a form on this website but didn't see anything.  

It's not an eviction, and it's not a 3 days notice type of situation.  I'm just NOT going to re-new her lease and she will need to move on by end of August.  I also don't want her to get upset and trash my rental either. 

Does someone have a letter or has a method that they use to politely ask their tenants to move out?
