@Joseph Crunkilton Hi Joseph thank you for responding. Did you use rent to retirement for your first deal? How many property’s have you invested with them and how has it been? Do you continue to use them for deals? How did you pay for your deals with rent to retirement? I know they have turnkey deals and it’s not negotiable so is there a good profit on their deals? @Whitney Hutten Hi Whitney. I only spoke to one property manager. They have really good reviews so I reached out to them and they gave me some zip codes that they work in that rent out well. I read the article you sent me and it’s really interesting. I always assumed get OPM is hard so I just wanted to venture on my own but using OPM is also a good idea so all of my capital won’t be tied up. I briefly looked into Ohio, Texas, and Arizona. But the most research I’ve done has been in Jacksonville. I am not tied to that area. I’m just looking for a good deal which is what I need help with. Identifying it.

Hello, I am 30 years old. I have $50k cash and I am looking to do my first deal using the BRRRR method. I live in jersey and I have been looking in Jacksonville, FL for deals in my price range that I can afford. I have been doing research, and reading and listening to podcast for the past two years and now I'm ready to make my move. I have a phone call set up with rent to retirement this week as well just to learn more about what they offer and I also spoke with a property manager in Jacksonville, FL that is very reputable in the community. They have me zip codes that are good for rentals in the area. At this point I'm ready to pull the trigger. Once I pay cash for the property I have $20k max that I can use for rehab. Where can I find some deals? Do you guys think working with foreclosures is a good idea for my first deal?
