30 year makes more sense to me. The only con I see is maybe the ever so slightly lower interest rate in the 15 year.

I’m a bit more conservative though and think that a 25% deposit is nice because then monthly payments can be low in case something goes wrong.

I’m not sure how so many people can do the 3% down and feel comfortable with the sky high monthly. Maybe there’s something I’m missing.

Personally, I would wait until things settle down. Awesome work though, you'll have your next properties in no time! You mind sharing how you found the property?

I would like my first home to be an investment. I don't see any deals on Zillow or other websites. I've been doing a lot of research and wondering are all the good deals on the MLS?

I did consider getting a real estate agent but conflicted as I have a very particular taste and I don't want any pressure to buy as I am in no hurry. If the numbers don't make sense I simply won't buy.

How do investors go about this? 

Also since I am new to all of this if you guys have any book or podcast suggestions please let me know! Thanks!
