@Corina Eufinger I think the main reason it feels ambiguous is because I don't feel knowledgeable and savvy. My course was clear about disclosing as well I just wasn't sure if personal investing would change anything. But I have my answer, thank you! I will be looking for a brokerage at some point in the future! But I'm located in Madison, a bit of a drive from you.

Hi,

I got my real estate license (Wisconsin) but I don't work with a brokerage or have any experience yet. Do I need to disclose that I'm licensed? At what point would I do this, in my direct mail marketing, door hangers etc or after I've made one on one contact with a seller?

Hello!

I am starting my first direct mail marketing campaign and looking for some constructive criticism.

- how is the general wording? Going for short and to the point.

- should I add any border or graphics? I was aiming for more personal (but still professional) since I'm not an "I buy houses" business

I will be printing and mailing these letters myself- may outsource after I get things more streamlined.

This was posted in one of my FB groups:

"Hi i have Propstream. My Propstream leads will end automatically after 3 days. i Want Give propstream leads without any fees. free of cost. email me your target area."

When I emailed that I was interested, this was the reply:

"Hi thank you very much...

Yes i have leads in your Target area and i want give free of cost. Because my propstream leads will end automatically after 3 days..

Actually i am skip tracer also. i want give skip traced leads.

You only pay for skip tracing and leads price is nothing.

$0.05 per lead skip trace. Leads are free of cost.

What types of leads you want and how many leads you want?"

After giving that information, they sent this:

"....This my Fiverr page link.

Please place order here of $50 for 1k Leads.

It's only skip tracing fees"

I'm new and have never used one of these sites, though I've looked into them. Is this legit??
