Hi,

I am located in Kansas City, MO. My husband and I currently own 5 SFH rentals and are looking to add quickly to our portfolio. We also plan to begin flipping in several months. I am seeking to add a real estate CPA and bookkeeper to our team. Ideally, i would want a working relationship that lasted throughout the year (not just during tax season). Quarterly strategy meetings or more frequently if needed. Let me know if you have someone you recommend! Appreciate the help!

Manage on your own. Read The Book on Managing Rental Properties by Heather Turner. When you can successfully self-manage than you can "manage" your future property managers as you scale and need to remove yourself from that role.

Books: Rich Dad Poor Dad, All the BPs books, The Richest Man in Babylon and Never Split the Difference. 

Listen to REI podcasts as often as you can.

Find a mentor in your area and offer them your time or assistance in exchange for mentoring. Bring other people help and it will open so many doors for you. 

Get a stable W2 job as soon as you can and take advantage of conventional financing at first. 


Only mistake- not starting sooner.

Oh @Melanie Stephens do we have a story for you! 

On our first rental property we made a HUGE mistake of not getting a sewage line inspection. Such a rookie move. Anyways, our tenants messaged us in the middle of the night saying that their basement was starting to flood. We had other flooding issues in the past on this property so we assumed it was related to the same issue (we had to put up new gutters and slant some soil). But this time we had a plumber inspect the sewage line and he said roots had grown through them. Being newbies, we didn't realize that homes of a certain age most likely have clay pipes and would need a sewage line inspection added on to the routine home inspection. 

$8,000 later.... we will never forget this lesson.

Hi @Zach White! My husband and I are investors in the KC area. We love the Lawrence area, sad loss for the Jayhawks last night though. We don't quite have the experience to mentor because we are newbies ourselves. We have 4 properties and our 5th under contract now. I would definitely recommend house hacking for your first one. Get a small multi-family if you can and it will expedite things. Feel free to reach out if you need any contacts for lenders, agents, contractors etc. There is also a KC REI group on Facebook that is pretty helpful. Good luck!
