If you are actually trying to collect, unfortunately it is very difficult in Texas.  Assuming your tenant was evicted for failure to pay rent, I would advise against throwing good money after bad.  Sometimes that Abstract of Judgment will cause them to pay, even years later, but I wouldn't spend any significant sums unless you know the tenant has assets.  


 Perfect! Thank you! This is what I was looking for. As a new Texas Landlord, I have learned so much going through a successful eviction process, I did not know I had to do this last part, Abstract of Judgement, to show this debt on the tenant's credit report. Thank you! 

Landlords in Texas, I'm a new landlord who recently won a judgment for eviction, unpaid rent, and court costs against my tenant. Can you share your experiences with collection agencies in Texas that have effectively reported delinquent rent debt to tenants' credit reports?

I have read through Texas threads pertaining to this topic and Southwest Recovery Services was mentioned a couple of times. I reached out to them and they wrote back “We aren’t able to assist you with your tenant eviction account. We don’t usually accept single account assignments and tenants who have been evicted almost never pay. I assume your judgment is in Texas, and that doesn’t help. Your tenant doesn’t have any assets or property and to pursue this matter will cost you more money.”

Any success with collection agencies?

Ok, here is how you fix it.  Call the local Building Authority let them know you are in receipt of the code issues. Asl of there is someone they can recommend who is familiar with the local codes. Hire him or someone else local and experienced with this building authority. Let the department know you have hired this local guy.

While they will never admit it jurisdictions clearly target non owner occupied (especially out of state owners. I have had this happen in ohio and Indiana frequently

We had a property in Fort Wayne they fined us for having the light next to front door broken meanwhile the house next door the yard was filled with trash and they were not fined - because they were owner occupied….

 60-day notice to fix the issue. Yes, I have quickly fixed the issues, and politely called and emailed the code inspector and her supervisor. My concern was the frequency of notices. All my neighbors are getting code violation notices as well. Looks like the city wants my street to shape up. Being a brand new landlord, and going above and beyond to take care of my rental I was surprised to be tagged for such minor "violations" but I guess this is the price of doing business. eh

I recently turned my SFH (in a C class neighborhood) into a rental property after living there for 3 years. I don't have an HOA. In the past 3 years, I never received any letters from the code inspector but recently I've received 4 letters regarding minor code violations in just the last six months!

Violations such as:

  • Missing house number on the back of my house
  • Overgrown trees in the ally behind my house
  • Large cardboard boxes from a TV at the side of my house
  • Chipped paint

The frequency of these violations is concerning, especially since my building is in relatively great shape compared to others on my street. My neighbors are also receiving letters for similar minor violations. Is there a way to stop these constant, frivolous letters or am I overreacting? Why is there a sudden surge in violations?
