What is Title Insurance, anyway, and why do you need it?
WFG is our Title Company Sponsor. They are one of DFW's premier investor friendly title company. This month, they will dive deep on the importance of title insurance and other important matters with wholesale closings.
Title insurance protects buyers and mortgage lenders against defects or problems with title, unpaid property taxes; fraud or forgery of a previous deed; and a spouse or unknown heir who makes a claim against the property when there is a transfer of property ownership.
If a title dispute arises during a sale, the title insurance company may be responsible for paying specified legal damages, depending on the policy. Title policies are a one- time premium, unlike car or homeowners insurance.
WFG National Title’s Texas Underwriter, Leslie Johnson, will discuss the following and answer your questions concerning title and the role we play in a real estate transaction.
During this month's meeting, Leslie will cover:
- Contracts and assignments…Why are these important and what’s the difference in a TREC contract and a 1 page contract I can find on the internet?
- What does it mean “To ASSIGN” a property?
- EM/Option Money — Do I really need to send these in?
- Memorandums — How long do they last and what are the stipulations? Who enforces these?
- Title Company and Escrow Officers-What does it mean that they are a 3rd party?
