@Charmica Epps Harris, welcome to the Richmond Real Estate market!! There is a ton of incredible progress here and the excitement just keeps building! Which kinds of assets (single family, multifamily, commercial, etc) are you interested in and which kind of strategies do you think will be best for you (long term buy and hold, STRs, flips, house hack, etc.)?

@Mike A. there will certainly be the tenants who aren't thrilled with the change in cost. Maybe grandfather those tenants in and eat the cost. Then for any new tenants who fill in after those grandfathered tenants leave and for any new rentals, make it apparent up from that the cost could be up to $2/mo (to allow for room for another increase). You'll have much less push back when they're aware of it upfront. 

Currently, our ACH fee is $2 for tenants AND owners. We include it in the PMA and when explained that it's similar to any CC processing fee they'd pay, it typically makes sense to most reasonable people.

Of course, in-person meet ups aren't a safe avenue to take at the moment, but I'd love to get a jump on planning ahead for the future...that's what we all do here, right?! 

As I just started learning about Real Estate in September 2020, I haven't yet had the opportunity to attend a meet-up. So, cue experienced investors and their perspectives:

Set the scene for your idea of a perfect meet up for me. Are there speakers or are you solely mingling at your own accord? Would you prefer to see familiar faces or are you expecting a new Rolodex to network with?  Were you alright with paying a small amount if it was time & money well spent? Were you expecting to be fed (not like someone actually feeding you, that's for a different meeting)? Are you okay being a wallflower or would you like there to be methods that prompt you to interact? Are name tags cheesy or wildly helpful? What else?! 

I'd love to hear about your experiences when you've attended a meet-up and felt grateful and excited that you had braved the highly awkward first 20 minutes to stick it out and gain a positive result.

@Rachel H. MHP investing has actually really piqued my interest since I starting diving into educating myself the last few months. I probably wouldn't start there, would most likely work on some Single Families first to get my feet wet but there are a lot of MHPs here in VA and I'd love to work up to them.

Tiny home laws vary so much from state to state but even more so, county to county. It can be a tricky avenue to take in multiple markets but with enough research done in a particular area I think they could be quite profitable, especially creating veteran and elderly tiny home parks BUT they're also quite attractive to people my age (mid-late twenties) who want to get a leg up without paying crazy rents or mortgages.
