Hi all,

What is the best payment method for you to receive your rent payments other than Zelle/Venmo etc ? I don't want to use Zelle/Venmo in the future. 

There is Story by Chase but i believe it is only for multi family? How is your experience with it, if you use it?

Thank you all for great advice. I saw the apartment in May and everything seemed fine but it was before we agreed on renewing the lease (this month)  I will schedule an inspection before we finalise everything.

Hi everyone, 

I own a condo in NJ. Landlord for 3 years. I have been renting it to a tenant since last year and he wants to renew his lease for another year. He is a good tenant, paying always on time. I never had any complaints about him from the building management or any neighbors. He is always good with emails & texts and replies promptly and respectfully. I agree to renew his lease but i want to inspect the apartment to just make sure everything is ok. However, I don't know how to do this without giving him the impression that I might be suspecting of him of not treating the place right. I just want to be aware of the current state of the apartment. There isn't anything that needs fixing in the apartment as to my knowledge so how best is it to communicate or ask for an inspection?

hi, i am using a site called My Rental for screening and i cannot see the eviction history on an applicant even though it was on the report (along with credit and criminal) now it doesn't show. I am wondering if its b/c of NY state? Any thoughts?

Get a DSCR loan and call it a day. No income verification other than the lease or comparable rent schedule and 20% down on a purchase. You'll personally guaranty the loan.

Thanks Stephanie, I was just reading about this loan with a friends' recommendation. I am not knowledgeable about the kinds of loans out there and just beginning research/education. What are the pros and cons of this loan (pro being that it is obtainable in my situation) ? Just wondering anything i should be aware of? Thank you!

@Amanda Thompson If they are "professional tenants" they will be familiar with the loopholes of the justice and court system more than you are. They have been there, done that. Their attorney is also likely someone taking an x amount from their scams. So if i were you, I would handle them very carefully, maybe with an attorney as everyone else is suggesting.
