as an example, we see this often with, say, a single-family home being sold furnished. the mortgage underwriters want it clearly spelled out in the purchase contract that there is zero value assigned to the furnishings, and the purchase price is solely for the property (Land and improvements to the land// ie the house). 

Confirm with whoever is loaning you the funds before making any decisions just to make sure you don't shoot yourself in the foot. 

I’m doing seller financing. Yes, mobile homes are not real property. I have a tax appraisal where mobile home is appraised at 25% and the land is at 75%

Hello BiggerPockets Community,

I am a beginner investor and would appreciate your advice. I'm in the process of purchasing my first property which is located in CA. It's 5 acres land with the mobile home that needs a rehab. Title company told me that I have to split the purchase price between mobile home and the land and that basically I can put any amount for the mobile home.

As for now I only see one benefit of putting the price of the mobile home higher - it is that it's depreciable and I can write it off the taxes.

Are there any other reasons in favor of putting it higher or lower?

hi Margarita, welcome! I own property in Grass Valley with two dwellings: a long-term rental and an ADU that I'm currently living in and renovating. Eventually I plan to use the ADU for STR (with the option to use it for LTR). I purchased in 2019 and there was certainly a learning curve (understanding county rules and code, getting to know the local renter demographic, dealing with a limited pool of service providers in the area, understanding fire risk and mitigation; etc). Despite what a few have said, I've seen prices and demand here remain relatively steady thanks to proximity to SF Bay Area and Lake Tahoe. At least in my neighborhood. I'm open to connecting virtually or in GV.

Last fall I put offers in on some properties in Grass Valley and Nevada City at prices that would at least break even on initial cash flow, but sellers still thought it was Q1 '22 and would rather take their properties off market than sell for less than what they considered them worth.

There are a couple of RE Meet Ups in Folsom and Roseville that are a little closer to you than Sac. The Roseville one is pretty popular, haven't tried the one in Folsom.
