Normally, the VIN number is listed on the tax assessor's site.  You can call the office and ask if it's been retired and if not, you would need the title(s) to transfer ownership.  The seller should be able to apply for a duplicate title from the tag agency and transfer it to you at closing.  Personally, I would pay to have the title retired at closing so you won't have any problems in the future.  BTW, the tax collector may include the mobile on the taxes, but that only means it was listed in the deed transferring the property to the owner - not that the title was retired.  I am selling a DW MH and just ran into the same problem and had to pay for duplicate titles for each side.

I would have the 3 day notice posted (and the property manager can mail one, too, since you have plenty of time) and file the eviction paperwork the day the courts are open again.  The tenant will have to deposit all the back due rent as soon as the 5 day notice is expired.  Of course, I am sure tenants will argue for more time to the judge, but get an eviction specialist attorney and push on for eviction.  The tenants will be getting stimulus money for themselves and any children and could use it to pay rent or at least partial rent and set up a payment plan.

I have found a large number of people looking in to rent  "C" or "D+" properties since they can't afford the more expensive ones.  I do avoid Marion Oaks and the Shores.  Property outside the city limits has less tax and fees expense.

Personally, I buy ugly places and rehab to rent or flip and any bargain that hits the market is under contract within a day.

I am in Ocala and it's a very hot rental market.  We currently have Fed Ex, Autozone, & Chewy's distribution centers, and a huge World Equestrian Center being constructed as well as Dollar General planning a distribution center.  There are plenty of renters and not enough rentals in all price ranges.  On Top of the World (over age 55) has over a 6 month waiting list for new homes to be built.

I am an investor from Ocala, FL and do both rentals and flips. My mother was an investor with over 20 SFH's in Tampa starting when she was young (before WWII) and I learned the business from her. My father was an electrical contractor, but my mom was the one who handled finding the investments and making the money - and they did a lot of the rehabs themselves.

I am in Ocala and find the rental market here very hot with few available rentals for the number of people searching for them.  We also have a large World Equestrian Center being built, which is a luxury home and horse show venue, complete with new hotel.  Several corporate distribution centers are being built, in addition to the current Fed Ex, Chewy, and Autozone.
