Hey BP family,

Hello everyone and hope you're having a good holiday. Just wanted to know if anyone knows of a good NYC licensed contractor that can assist in a plumbing project for a new home. My friend asked me to reach out because the contractors he has now are doing a terrible job and don't have the proper permits to finish the job. He had a " stop work order "for the longest on the property and just had it lifted. He needs someone who is licensed and has the proper permits to finish the job. Please if anyone has any information. Please reach out asap.

JERSEY CITY -- Tourists renting Jersey City rooms using sites like Airbnb will now pay the city's 6 percent hotel tax, thanks to a measure given final adoption by the City Council tonight.

The bill, spearheaded by Ward E Councilwoman Candice Osborne, essentially closes a "loophole" that allows tourists to visit Jersey City without having to pay hotel taxes, Osborne said.

Jarl Haugedal, who lives in the Van Vorst Park area of Downtown Jersey City, voiced his objections to the council prior to the vote. Haugedal, who used to own 50 apartments citywide that he rented to tourists on a short-term basis, thinks the council is dreaming of additional revenue but will end up seeing less.

"People don't want to pay an extra 6 percent," he told The Jersey Journal. "They'll go to Hoboken or Bayonne instead."

Osborne said she doubts that will happen. Tourists choose Jersey City because of its proximity to New York and because prices here are cheaper than they are in Manhattan, she said.

"Bayonne can't really replicate that," Osborne told The Jersey Journal, adding that Hoboken does have a PATH station but Jersey City has three Downtown.

The tax would apply to bed and breakfasts, motels, inns, rooming houses and other similar places where tenants are staying for no more than 90 days.

"I don't feel people are going to change their plans based on a 6 percent hotel tax," Osborne said.

The council voted 8 to 1 to adopt the measure, with Ward C Councilman Rich Boggiano voting against. Boggiano said he fears the tax will burden homeowners who rent out rooms on a temporary basis.

"It's just another form of taxation on the small people again and it's ridiculous," he said.

I hope the article above was informative enough in regards to short-term rentals Jersey City. I am looking for a loan of $8,000 (Private Money)  to acquire an apartment in Jersey City . This loan would be used to purchase furniture , bathroom & kitchen materials and bedding.  I plan on advertising on VRBO, Airbnb and Homeaway. I chose Jersey City as place to do short term rentals because New York City is extremely against Airbnb and any other kind of short term rental business.  The cost of living in Jersey City is much lower and by train (NJ Path train) it is closer than most Parts of Brooklyn, Queens , Staten Island and the Bronx.  I have posted some information in regards to Airbnb and Jersey city below.

Hello, I just wanted to know if there anyone from NYC who is currently doing short term rentals via VRBO, Homeaway and Airbnb. I'd like to know how are your day to day operations going, are you profitable, how are you not getting caught and how long have you been doing this?

Regardless of what you think and I think. Numbers are what's going to change Detroit, for every argument that a person had against New York there was an investor. Miami was the Drug capital of the U.S. for a long time and it still has high crime and it has risen from the ashes.  Miami still till  is still a tourist destination. 

In regards to Gentrification and real estate development...there has been and continues to be new real estate development and small pockets of gentrification happening in Detroit .2ndly, magnet schools are once again not the reason for the success of it's education...but the allocation of funds. Also There are currently about 116 magnet schools in all of NYstate....don't need to tell you how many public schools there are here so yes charter schools make a difference but it's not solely because of charter schools. 

As per crime please take a word from Detroit Police Chief James Crai May 20th 2015-

 “You’re seeing it now. We haven’t gotten there yet. When you look at our crime reduction, here we are today 61 percent reduction in homicide. Last year at this time, Detroit had 20 homicides and we are right now sitting at 11. That’s dramatic. Violent crime in the city is down 27 percent. Property crime is down 38 percent. In overall crime there is a 35 percent reduction.This is not an accident and you have people saying, ‘I do feel safer.’ In fact, the areas that we have targeted for enforcement, that’s just not a random response. It was very strategic based on the data, areas recognized as some of the most violent zip codes in America.”

Now this not to say Detroit isn't violent or bad place to invest to some. But to paint Detroit with a broad brush because you haven't done your due diligence with the numbers or statistics is a mistake on your part. The other thing is with new investment , more money , increase in tax base things eventually change. So yes Detroit is still crime ridden..but as per the latest crime results it is own the way down.
