@Rich V. the thing to keep in mind w/ UC is that typically the closer to the Hudson River (said another way, the further east), the more expensive the properties. Honestly though, there aren't really any bad parts of town. Don't take my word for it though, reach out to agents in the area and see what they have to say as well. @Stu Basham  You may want to look into certain parts of Essex County, namely commuter towns like parts of East & South Orange, and Maplewood. Be very discerning though, as Essex County is quite a dichotomy with very affluent, upper-middle-class areas directly bordering very poor, high-crime neighborhoods. This is where a quality agent can be worth their weight in gold.

@Mateusz Prawdzik   I've been house-hacking for the past 6 months in the Heights, renting 1 BR in a 2 BR condo but I'm looking for another deal that makes sense. First purchase was pretty much turnkey, but I'm looking to buy the next one as a rehab. I'd love to speak on the phone about what you do/your experience if possible. @Ben Rutkevitz I'm looking for 10% returns (pre-tax) per year. I figure that the ROI should be higher than stocks or else I'd happily stay invested in ETFs and not give up my weeknights/weekends. I just saw your post on the property on South Street. Are you available to speak offline?

@Mateusz Prawdzik , I am also looking for a buy and hold opportunity in the area. I'm looking ideally for a fixer-upper multi-family that's throwing off (or will throw off once rehab is done) positive cash-flow in the area.
