In your hometown join your local REI club and network. I truly believe wholesaling you have to be a people person or just down right "motivated" to build client list first and then start searching for homes.

Also, by joining a club, you get to meet other wholesalers exchanging of information or form a team.

Create list through email and take pictures of properties and short info and blast the info to your clients.

Don't forget BUSINESS CARDSSSSSSSSSSSSS

"Are there lenders out there who will loan money and take owner finance notes as collateral? I would need a good rate but I only need to borrow about 50% LTV."

I hijacked this question from another site. curious about feedback here.

One feedback was "Yes, banks will use notes as collateral ."

someone in this forum mentioned lexington law you can do a search on that. they remove negative items from you history. It was mentioned several days ago.

i have heard areas of Columbia as well. My dad invest in Haiti , well he lives there.but its for well soem countries it is best you have visited there or know people and how to cut red tape like paying people extra money to get on their feet to speed up the process Effeective search on if land is not on somone name etc...
Do you plan on retiring at least part time or down the road to the country you will invest in?

interesting topic, would like to hear others on investing abroad.

the person who runs the REI is from NJ originally. I think Anyways, you can join one in NYC. to get a feel for what the NYC REI are doing. Since there are several groups , you can contact me and I'll be more than happy to give you the info of the one I joined or others or just go to nearest one too. you can even go to both and observe.

Like I said the one I joined make trips to various cities and network with people . It might be the best decision you'll ever made.

bring business cards doesn't have to be fancy. It can be regular contact cards with cell phone.

KEEP in mind that a good REI deal with vendors such as mortgage brokers, handyman, agents, etc. these vendors don't want to have a bad review with a member or else they will be black listed from REI so that will give you better trust factor.

I hope all get to read this. this is a common question that even myself have to wrestle with. In fact I live in NY and it is difficult too. Mike Oh book is a life saver.He does not sugarcoat.He tells it like it is. I would've slip into the financial fire had it not been for MikeOh book and veterans on this board.

with their advice to join local REI has helped. Perhpas you can join local REI. The one I joined make frequen monthly trip to upstate and have connections with vendors there and other home buyers etc.. you can form your own "umbrella" of contacts there.

stick with numbers that work for you and do not worry about their own counter offers. At the end of the day, you have to be prepared with the numbers that work for you no matter what just move on. Be poilite about it.

Hey I from NY too, Manhattan!! I joined REI group located in the Bronx . Are you in a real estate group? Anyways keep it up. I heard you guys had a transit party up in the Bronx not too long ago.
