Post: Can I offer buyer a rent to own agreement?

My cousin is selling our family home. I currently live here. I dont have the capital to buy it. The real estate agent just walked the house with an investor. If I went to the investor and said "hey, I'll pay you $x amount per month to keep living here with the intention of buying it later" would that be an attractive offer? If yes, how much should I offer? 

The house is in extreme disrepair and they wouldnt be able to rent it to anyone else in its current state. 

The most common scenario around here is to buy SFR, knock it down, and build a multi-family.

I'm just now getting into wholesaling. I have the acquisition part figured out. 

What I'm wondering now is how to go about finding people that are actively buying properties in my area.

Any tips? I'd rather deal with the end buyer and not another wholesaler with a buyer list.

Look on YouTube for videos of wholesalers and Realtors (and various other business/sales people) cold calling prospects for business.

disclosure: this (cold/warm calling) is my primary lead gen spoke, second only to door-knocking and networking.

LA has a 5% turnover rate, meaning 5 in 100 homeowners sell their home and move into a new one every year. 

Knowing that, couldn't someone just cold call homeowners and say something like.. 

"Hi, this is Marc Phips from Cool Real Estate Company..I am calling because my company has buyers looking for a home in your neighborhood. Are you thinking of selling in the near future?"

The math tells me that if I was on an autodialer making 1000 dials per day, I'd have to find a decent lead every day or two.

Why wouldn't this work?
