Hello,

I am trying to find the best sites to look for condos for rent. I want to rent from a landlord versus a commercial complex. 

I would like to know if anyone has suggestions on some of the best ways you can research and area you're looking to invest in. Not Comps or CMA, but other techniques to know you're in a great area. Thanks!

I am looking online for public records on purchases of real estate. Does anyone have any suggestions for great websites to find databases on purchases of real estate? Thanks so much!!

hi I am a real estate investor from Reno. I utilize and agent to find listings, send direct mail campaigns, advertise via online. Many REI's prefer to find deals hidden off MLS by motivated sellers often times for great deals, and some distressed deals out there can't be found on MLS listings because an agent can't list it because of conditions.

As of right now I am wholesaling & flipping l, and trying to find a great area to buy and hold/rent.

You may often list your property through an agent. Not saying that's the right or wrong thing to do just some input. 

From a wholesalers point of view, the deal has to be great and the numbers have to work. I create an investor packet for my buyers starting with a personal letter explaining the value. Also I add an item line budget with issues and costs of rehab, pics of comps with specs., pics of subject property with specs. (inside and outside), ROI estimate, and a review property report. Quality effort gets quality results! Hope this helps a little.

I am looking to fix and flip properties anywhere in the US. I have been looking in a few cities outside of my own, and I was hoping someone out there had some great advice for the best markets to find great deals on distressed properties to rehab and sell for profit.

Hello, my name is Marcus, and I am new to the real estate investment market. I am very excited to learn as much as I can before I do my first flip, so right now I am focusing on doing wholesale flips until I am comfortable enough to be 100% confident before I go through the stages of flipping a house. I have been trained pretty extensively, however, it's now about building my contacts and legal team!

Right now, my main focus is finding private money lenders, mentors, and other investors to be added to my contact/buyers list. I am young and ambitious, and ultimately I want to expand into more than just the market I live in. My number 1 rule is safety, so in all situations I am always protected, either through my LLC or legal documents.

I am extremely confident and professional, and I like to get to know people face to face and build strong relations. This industry is very exciting for me and is something I enjoy, so I am never afraid to take action. Thanks for reading.
