My name is Marcus and I'm just starting out with Real Estate Investing. What are some good ways to determine the ARV of a property if I'm not a Real Estate Agent? I'm located here in Orlando, Florida. Thanks!

@Michael Noto Thanks again for the input. I greatly appreciate it. Sounds like I would have to make the call on a case by case basis depending on the bank I'm dealing with and what's stated in the addendum. Maybe having some Buyers in place that would be interested in the property would help.

@Hadley Benoit I heard about transfering the LLC ownership over to your Buyer.

@Michael Noto Thanks for the advice. I have been watching a few videos and reading up on where investors are using Transactional Funding to close deals. Is it possible to use Transactional Funding with REOs?

Last year I started getting into Real Estate as a wholesaler. I wholesaled a few properties last year but this year I wanted to get into wholesaling REO properties. I contacted a Real Estate agent and he put me on his list of REO properties he sends to me on a daily basis. I see alot of good properties on this list. Can anybody give me some solid advice on where to start when wholesaling REO properties? Some do's and don'ts. Thanks for you advice in advance.

@Austin Youmans That's the same thing I was thinking when she told me the story. I was researching this and I saw that unless there is a clause in the lease that she has to move if the property is sold, than she can't be evicted. Then they are threatening her with eviction in 30 days. Something is not right with that.

@Andy D. She informed me that the owner of the apartments are changing the apartments to government HUD assistance or something like that. And they want her to provide them with 8 weeks of paycheck stubs and any other income information she is receiving. Then he stated to her that if she don't qualify because of her income being to much, she has to leave within 30 days. She knows she won't qualify because they lowered the rent also. Can she be evicted if she refuses to give her info. She just wants to stay in her apartment until the lease is up because it's going to inconvenience her because she has to buy things for the home. Is this legal giving her 30 days?

I have a question that I need answered so I figured I would come to the forum to get a few answers. 

My sister called me yesterday because the owners of her apartment complex sold the property and she's wondering can the new owners evict her or do they have to comply with the rental lease that is already in place with the old owners. She is on a 1 year lease and has about 6 months left before her lease is up. She has already been pre approved for a new home and just waiting for her lease is up to move. No where in the lease does it state that the new owners can evict her upon the sell of the property. She has been paying her rent every month and isn't in violation of the lease. New Owners have threatened her with an eviction. Is this even legal???

@Taryn Spiller I'm mainly looking for Single Family Homes but do have buyers looking for Multifamily Units also. Minimum of 3 Bedroom, No Cap On Price, At least 1,000 Square Feet, Good Neighborhoods, 25-30% profit on fix/flips, Double Digit ROI Returns on Rentals.
