Hey @Daniel Becht! Welcome to Denver!  I'm new to real estate investing and was interested in the "plexes" too but found this to be a tough market.  I'm still on the fence about house hacking but I know several people who have gone that route and it seems to be going well.  Having roomates is just a deal breaker for me. But you could explore buying a 3-4 bedroom residence and listing rooms for rent, that's how some others have done it and had success.  An alternative strategy that I'm not invested in is instead of one $500K+ property, scoop up 3 $150K properties.  It won't provide the same return as a "plex" but it is an alternative way to look at the problem if you can make the numbers work.  Also provides the ability to unload one or all of these in the future if the appreciation in Denver continues to be strong.

For me it was a fear that I was better off investing in paper assets like stocks.  I understood these much better and there's much less time involved.  I still hold paper assets but now will hold both paper assets and real estate.  Ultimately change is hard so that was also a fear of mine.
