I am seeking advice for the best rental property software. The software must be easy to use and assist with accounting, rent collection, background and credit checks, and marketing advertising to several different hubs at once (trulia, Zillow, etc..). Any advice, recommendations, would be greatly appreciated

There are multiple ways you can approach the B&H side. You could try flipping (if you can find a screamin deal and know your ARV is gonna net you a good return) and use that capital toward your investment props. You can try hard money lending (extremely expensive). You can try and take out a HELOC if you have a current property but from the sounds of your post that isn't an option quite yet. You could also try and ask family or friends if they or anyone they know has some extra money that they'd be willing to part with to help you, AKA private money OR try and find some nearby investors that are willing to partner with you on a deal (still private money), although usually if they would do that they probably already have. So you'd need to maybe combine private money and finding a great deal that might need some fixes and not be afraid of getting your hands dirty and willing to learn how to fix some things. I'm pretty sure @Brandon Turner's book Investing with Low and No Money Down would interest you if you don't have the time to search and spend hours on BP (most of us do both, haha).

Good day, question for you all! I currently own my home and have been renting out bedrooms in my 4 bedroom house, with much success for the past three years. It was my first home but now I feel like I'm missing out on a bigger real estate opportunity by not purchasing a multi unit property instead of this single family home. My house is worth $230,000 and owe $188,000 on the mortgage as of today. Should I sell my house, use any excess profit I make to purchase a duplex and start over from? Or do i stay where I'm currently at, continue to rent out rooms instead of whole units, and save money to purchase a duplex further down the road? I feel like I'm running out of time because mortgage interest rates are still pretty low and it is only a matter of time before they go back up again. Any and all feedback is much appreciated
