Can a court appointed guardian or conservator sign a warranty deed for a minor.

Can a owner sell their home while under chapter 13 bankruptcy?

Ok so I ran into a home where the owner has passed away about 1year ago. Her mother and dad have passed away and had no other children. The deceased lady had was the only child. So it was hard to track down a relative but I found one in California.

She gave me a run down on what happen to the deceased women. Long story short Relative wants nothing g to do with the property but when I looked up the deceased woman info she owes the bank 5600. No other liens on the property.

So my question is: is it legal to buy the loan from the bank and file it to take over the property as a renter home.

So I found a house that was vacate. Did my research to find out there was no mortgage but had city grass violations fines 7400. I found 2 heirs of the property from the decease guy and they signed a contract to sale me their portion of the property. Even if I cant find the other 2 children. Do I have the right to go ahead and fix the property and rent it out.

So is it try if the irs doesnt file for taxes owed after 10 years the claim has no value or threat to deed.

So I have a deal where a lady has put a buyer under contract and she says she common law married to the decease guy. Can she take possession of a property. The deceased guy has children that are heirs can she over rule them by saling the property. I was thinking the children has more rights in the property than her.

Does a special warranty deed accounts for anything or give you right to the property? Also is this something you can do without a Lawyer?
