@Vincent E peters As @Jim Pellerin mentioned, having the ability to raise capital can be a game changer. Whether you source your own deal or partner with another syndicator that requires capital for their deal, capital is one of the key requirements and can provide you a better opportunity to get into a partnership. Talk about what you are doing with your friends, family, other firefighters, your old military buddies, and everyone else. 

One pieces of advice is that I wouldn't "force" things to happen. I would set the conditions such that you are prepared and can take action when the right opportunity comes along. When we force things we end up with the wrong deal or the wrong partnership, etc.

Are you considering anywhere specifically in Europe? I've just returned from living in England for three years and while I personally continued to invest back in the U.S., it did give me the opportunity to connect with a few others who had invested in Europe. I don't know of specific forums, but have some connections through the military that have bought in places like Germany. Let me know where you are looking and I'd be happy to try to connect you with someone that is investing there if I can.

@Ellette Craddock ~ Have you looked at being a passive investor in a syndication? It requires some capital so I don't know if that is an option for you right now, but if you haven't already it might be worth educating yourself on this strategy. It does require you to take some time to do some due diligence on those you are investing with, but once you do so, it can be very passive and might be a good fit for your lifestyle.

Hey @Christopher Attaway, I'm active duty, stationed in the UK, and investing back in the US. In fact there are quite a few of us in the UK, Germany, and a handful of others throughout Europe. Hey @Brian O'Donnell ~ I'm currently stationed in the UK, but we have a monthly virtual European meetup. While it is not exclusive to military, a large percentage of those that attend are military stationed in the UK and Germany. I don't recall where all of the participants in Germany are stationed, but might be a good place for you to find someone to connect with that is local to you. @Geovany Espinoza ~ It's not specifically in person, but are you a part of @David Pere's From Military to Millionaire group on Facebook? There are a lot of active duty or veterans in there that are investing in real estate and depending on what exactly you are looking for he and @Stuart Grazier also lead the War Room Mastermind for active duty and veterans where I have made many awesome real estate connections.

@Anthony Stevens ~ I am active duty Navy and currently stationed in the UK. We do a virtual European REI meetup once a month. A majority of us are military stationed in the UK or Germany and investing back in the states, however there are others that are not military or living in other countries as well. A variety or experience levels, real estate strategies, and a great opportunity to network. Let me know if you are interested in joining us sometime and I'll get you added to the distro.
