I’ve owned a duplex in Southeast Minneapolis just north of Minnehaha Falls Since 2014. I turned over both units this year, and got higher rents on both. The odd thing I noticed was that unit one which usually has a line out the door, only had three people look at it and the third person signed and everything is good now.  also I just had the duplex appraised and the value is astronomical.

My tenants Love me because I am very proactive and take care of issues very quickly. If you hire a management company they are reactive. I dominate my rentals because I am that good.

For my family, we don't want to owe more than 35% of our net income, not gross in mortgage payments. This doesn't include rent payment income, because there is no such thing if your tenant doesn't pay. Plus we have 44% equity in our rental duplex and 40% equity in our primary. We sold our rental lake home for a profit and pair off all of our debts and put a bunch of it in the market and in Roth IRA's.

Is that only true for Fannie Mae and Freddie Mac loans? So if you own the home out right does that even matter?

@Sarah Buchanan I personally don’t care about the credit score, because that means you love to borrow debt and pay it back. I actually look at the credit history because that shows late payments and how much they pay versus how much they make
