Chris K. Upon closing I collected the full SD from previous owner. When I signed the new tenant to replace the uncooperative tenant, I prorated his SD.

Going to attempt to be brief yet get all the details: Bought a turnkey property rented to 5 student tenants starting a 12 month lease from Aug 2014 to July 2015. 4 moved in and one apparently got kicked out of school and did not move in. He was uncooperative in communicating with me when I was searching for another tenant to replace him. When I did find a new tenant, I signed a completely new lease with him starting in September, immediately collected one months rent and a prorated security deposit. Uncooperative tenant's portion of the rent was not paid for august, but security deposit equals the missing amount. Now the uncooperative tenant wants his security deposit back. Do I return?

Simply, I've found the returns to be much better than anywhere else in my area. Much easier to ask $400 for three separate bedrooms than $1050 total from a young couple with a child. I make all my tenant's parents co-sign the lease. First months rent and a security deposit equal to a months rent due immediately upon signing.

Any recommendations for an honest and fair priced GC in Columbus, Ohio?
There has been a commercial property I've had my eye on for the last 10 months. The property owner will "only consider 10 year lease with qualified tenant credit or sale." I'm not the qualified tenant he is looking for because this is my first business nor can I buy the property conventionally. What kind of creative financing offers can I come up with to get myself in the building? Seller carry-backs?

Two full bathrooms in the house. I'm recently out of college myself and I lived in a house of eight with two full bathrooms (all males, my tenants are males as well). When I walked through the house I noticed how little the space was being utilized. There is a living room right beside the 'dining room'. As it is, I know most students eat everywhere else besides the dining room. The electric, plumbing, and all the other systems would support one more tenant. Not sure on the zoning yet.

Hey All,

Recently purchased a turnkey rental property. There are currently 5 students living at the house with leases through July '14. Prior to me purchasing the house, the previous landlord secured leases from 5 new tenants (co-signed by a tenant's parent) for August 2014 to July 2015. These tenants have already paid first month's rent and a security deposit. Within the house, there is a relatively unused 'dining room' that I want to convert into a 6th bedroom for the 2014/2015 school year. How do I go about doing this with the 5 new student leases already in place for this fall? Structure completely new leases or send out an addendum?
