In an argument with my designer (read: fiancé) about how to finish walls in a flip project. Do you all paint white with the intention of letting the buyers decide the colors or do you select colors for each of the rooms?

Thanks everyone for the replies. With such a small area, the prices for sanding and refinishing versus new engineered hardwood came out similarly. Decided to go with the new engineered hardwood! I'll post some before and after pictures when I'm finished!

Rehabbing a rental in Olde North area of Columbus, Ohio. The finished product will be to sell retail. It has original hardwood floors in need of some TLC. The floors have a fair amount of wear and tear as well as some sag from the age of the home. The square footage I'm looking to finish is about 500. My dilemma is this: Should I sand and refinish the original hardwood or cover with a new hardwood or engineered luxury vinyl?

William Glass No. I don't have enough tenants to make the requests a burden to me. The best ones always send a day early and have been that way since the beginning. The others usually wait until a day before the late fee kicks in. I'll admit I don't rule with an iron fist like I should. 😬

I get my best tenants a holiday ham a week before Thanksgiving. No gifts for the ones that cause me problems/ stress but maybe a gift for them would work better than my current system to encourage good behavior 🤔

Difficult question because there are so many variables. I think one steadfast rule that exists with property managers is they will never care about your property as much as you do. That being said, if your talents and brainpower are better spent finding and sourcing deals, it behooves you to find someone else to manage your properties. There is also value in learning how to manage your own properties too. Knowing the process will help you find/train a great PM

I believe there are a couple of lease templates under the 'Tools' tab at the top of the page. I used one of the leases from there and have edited it for my own use over the last couple years.

I don't use any sort of rental payment system/software to collect rent. All of my tenants are students so I use an app called 'Venmo'. Never had any problems and it has a fast transfer.

As with anything complicated, I think the answer is 'it depends'. For me, landlord experience for funding never came into play until buying my 4th SFR when I couldn't qualify for conventional financing any longer. The lender was B2R finance (side note: don't ever use them) and one of the stipulations was that I had 2 years of landlord experience. I was a couple months short and was forced to take a 5 hour property management course from a third party. Hope this helps!
