Good morning. I would like to recommend to the owners of this site that they consider introducing a capability/tool within this site that BTW I would be happy to pay for and I think others would to.
I think it would be a good idea to offer a "Yelp for Syndicators/Sponsors".
The focus of this would be to be a tool that others can both leave feedback on their experience working with the company and read what everyone has to say without having to scrub through a ton of discussion post to see what other are saying if there is any feedback. It will be important that while it would bring a homeadvisor.com value it should not be subscription based for the Syndicators/Sponsors. All cost should be passed to members who wish to benefit from the site. Sponsors are added by members who have actually done deals with the Sponsors. The Star rating can be made up of an average across 5 ratings:
1) How consistently they have made their committed reoccurring payments on time to LPs over Time.
2) Overall historical track record
3) How well they have communicated with their LPs
4) How well and degree of integrity that they do their underwriting
5) How well they manage the property or manage the manager of the property
I think it is important that all the inputs into the star rating are applicable to all companies no matter how long they have been in business.
In addition to reading what others have to say about various Sponsors it would also be great if we had a way to quickly get a list of Sponsors that users of the system can filtered by:
1) Number of years in business
2) Number of deal cycles (purchase through sale of property)
3) Number of units owned under current company
4) Offer Pref rate or not
5) Min Investment required
6) Target multiple over time. Yes I know this will vary from project to project and highly depends on the projected sale date but at least we know what they are targeting as an absolute number. We can get into the details when we follow up with the Sponsor.
7) Historical average total return across all project sold.
These are just my preliminary thoughts so I am open to change and feedback from others.
