When I have a vacancy it rent between 7 days and 30 days and often times it does not include a refrigerator.  I think saying it is "rough" needs context because it will depend on the market and the neighborhood.  There is no scenario where I would have a house in this condition take me this long at the price point listed based on average rent in this area per www.rentometer.com.  I would be happy to chat one on one if it would help.

I would say this...  I never considered using professional real estate photos (in over 15 years) primarily because they rent so fast but I think I will look into that as an option going forward for my homes.

Lets all work together to put an end to allowing bad tenants to jump from one landlord to another.

Are you a landlord that self manage and you don't want to use any paid service to help you screen tenants?  If that is you, I want to share with you a FREE resource that will enhance what you are doing significantly and help put a stop to renting to tenants with negative rental history if you are not already doing this.  You can easily see their eviction records and most criminal activities through FREE online resources just google it and you will find it for your state.  Here are some of the ones I use:

@Bjorn Ahlbladand that is for a bunch of poeople that may not like the house after the see it.  I could be biased but I believe my approach is better at this point (it as evolved quite a bit since my original posting).

@Bjorn AhlbladI don't know how you can do that efficiently.  When I have a vacancy I get on average 25 inquiries per day.  Taking an application from every one of them and checking them out would be a full time job for me or personell.  I do agree a person should not have to be chased or pompted and that has merit.  I appreciate everyone's feedback.

Hello BiggerPockets family.  On last leg of due diligence for this Syndicator.  Anyone out there that has invested as a LP with Southpoint Financial I would love to hear from you either in here or privately via messaging.

The main GPs are James Willis and E. Packer Wilber.

They have been operating for 45 years with tons of exits!!!!  Surely someone in here has invested or even worked with them in some capacity.

@Rick Klopferwas this a fairly new home?  How old was that home you purchased with a tenant in place?
