Hi All,

In order to calculate the depreciation of a property, I need to separate the cost of the land.  Any advice for how to caluclate the value of my land on a property?  

I'm working on filing my taxes and need this piece but don't know where to go to find my land value.

For an investment property: Can someone explain the value of starting a LLC vs just having Liability insurance for your home? Just adding Liability insurance seems like a much easier process than starting a LLC and still protects you. Thanks!

Hi All! I am beginner investor in real estate with two investment properties and would like to continue to grow my portfolio over time.  Do you advise having an accountant after just two properties?  If so, does anyone have tips for how to find a good accountant and what to look for in an accountant?

Hi! As an investor, what is the value of Cash out Refi vs Selling.  I understand that I do not have to pay capital gains tax on a cash out refinance.  So to that point, why wouldn't I cash out refinance, grab that equity, tax free. And then sell some time later where I already have the appreciated equity at a tax free rate? I am guessing there is something I am missing, but I can't seem to understand why wouldn't everyone do that.
