Does anybody have a good tracking map that they use for driving for dollars? I don’t care to pay for an app to see owner information, I am just looking for a map that neatly displays the routes and streets I have been down. One that logs the houses you want to write down would also be a huge plus. If this doesn’t exist, who wants to make it? Haha, thanks!!

Hello.

I am new to the St. Louis area, and I will be looking at properties in a few months (particularly duplexes).

Any advice on how to start examine the different areas and neighborhoods in St.Louis? Looking for a fairly nice and safe area. And any other advice on investing in this area is greatly appreciated!

Thank you for the help!

Thank you for the reply, Abel!

That is very helpful. My only thought with an FHA or conventional mortgage is that they may not lend on a property that needs a lot of work? (Not too sure as I have no experience).

Really appreciate your help.

What would it look like to combine house-hacking and BRRRR on your first ever investment property?

Side question: How likely is it that a hard-money lender will lend to a recent college grad for their first residence/investment property?

Thank you to whoever is willing to help me!

Hello BP Community!

I graduate college in one month and am currently looking at what the next step should be. My ultimate goal is to be involved with REI, but I am not sure where the best place would be to raise capital and learn. I want to work somewhere that I can learn tools that are valuable in this field while bringing in a decent income.

Would anyone have any suggestions?

Whether it's working for a mortgage broker, lender, bank, etc...

Thank you guys so much!
