Colleen, you and Patricia were both right. I decided against it. You are totally right it is better to hire out these repairs.

I'm both a Broker and an Investor...often times that gift horse is really something quite the opposite.

As for renovations, I would want to know exactly what they intend to do, what materials they will use, colors, etc. I would want a strict deadline for completion, then I would inspect to ensure it meets my standards. If not, they would pay to have it fixed by a professional. All of this would be in writing.

If they're willing to pay your price and put money/time/energy into fixing the place up, that's an indication you may be below market price.

 Bjorn that is a good point I was so focused on the repairs that I was not even focused on the lease period.

Question for all my landlords:

I have an out of state SF that is vacant. My property manager showed it to someone the other day who is requesting to do updates themselves prior to move in. The updates are all cosmetics, but what do guys think about allowing tenants to do cosmetic update themself if they have experience?

The potential tenant is willing to do 2 yr lease at a price that will cashflow the property $107/mo with 10% ConC return.

Investment Info:

Single-family residence buy & hold investment in Florence.

I found out about REI when I was a senior in college. For the longest time I was stuck in analysis paralysis. Finally, I got tired of just talking. I sacrificed some budgeting a brought my first property in SC that is 2/1 SF. I brought the property under market value, so I came in with some equity!

What made you interested in investing in this type of deal?

The property was in a great location.

How did you find this deal and how did you negotiate it?

I found this deal through the MLS. I was able to negotiate this deal because the family member was looking to get rid of the property.

How did you finance this deal?

I financed this property using a conventional loan.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

I had a great realtor that helped me with the deal and sent me multiple deals on an off market. Please reach out to me for her contact info she is a realtor in Florence,SC (I would highly recommend).
