You could also take out a 203k loan.

@Noah McPherson What types of repairs are you planning on doing?

@Rahul Patel I am not too familiar with that area but I have heard that Metuchen, Kendall Park, and Monmouth Junction are good places. While thoughts areas might not be the best places for you to invest in, it is a great place to start looking.

@Minna Reid Thank you for this feedback here are the answers to the question

My definition for a great long term rental is neighborhoods that cashflow well, at the moment I am not to concerned about appreciation. My budget is around $40000 but if needed I can find a partner to provide financing. Neighborhood wise I am not looking for a specific type I am more worried that it cashflows well. Financing I would get a conventional loan and I would be more than willing to rehab the house.

I am new to the Jacksonville market, and I wanted to get some local investor thoughts on which neighborhoods are the best to invest in, so I can start to analyze some deals. My goal is to find a house that is great for a long-term rental. I would greatly appreciate any suggestions.
