This past Saturday night I received a lovely phone call from the HR manager and was informed that I was no longer needed. After almost 2 years of employment they could not even tell me in person, what a bunch of cowards.

I had a plan to keep working to pay the bills and use the profit from my deals to pay off my credit card debt and save up a years worth of income before I went full time into REI. Oh well, so much for that, I am feeling overwhelmed with what is going to happen. I have never been let go of any position. I hated my job but I needed it for at least another year to be financially secure, the uncertainty is killing me.

I feel like I am rambling but needed to vent. Now I truly need to go balls deep (refer to my introduction post) in REI.

I would greatly appreciate any advice from anyone who has been in my current situation.

The saga continues ...

so I ended up selling my 2nd property to another investor and hit my goal for a target profit, however, I forgot the magic phrase NET to seller in the contract. When I purchased the property from the previous owner I agreed to no tax proration so the property taxes ended up coming out of my profit. It was still a good deal for me, but could have been better. I basically wholesaled this property.

ask questions and be sincere you will be amazed, at least I was, how much people will tell you. Use that information to your advantage and build rapport, this is key as I have come to learn. Finding out why the seller is motivated is key. Before I meet with a motivated seller I always research the neighborhood for comps, flood zone, crime, school ratings. Good luck!!

"I do not think the lawyer was suggesting that I just tell the title co. its verbal for now" Was supposed to say I do think

I told the title co. it was verbal for now and all we had to do was sign an affidavit stating that I was authorized to sign any documents. So it worked for now. I am going to get a solid OA drafted and then take one to an attorney ASAP.

I do not think the lawyer was suggesting that I just tell the title co. its verbal for now. He did recommend having an OA drafted in the very near future. I did some research on the atty and he has been around in FL for 25 + yrs, in good standing and no complaints, and he came recommended from someone at my local REI meeting. I will reach out to other atty's though.

I received an email response from a local attorney and he said The statute says you can have a verbal agreement, so why not tell them your operating agreement is verbal as allowed by the statute and see what they say. Anybody ever here of this in Florida?
