Quote from @James McGovern:

Any title company will help you with double close.

Most will double charge on all fees for double closings which can make them thousands more than a traditional closing.  Look for title company who doesn’t charge twice for things like title insurance and title search. We operate in 13 states including Florida and do double closings that are typically thousands cheaper than other companies.

Quote from @David Delmar:

Hi all:

My colleague and I have a brand new company, Skeleton Key, that is a one-stop shop helping buyers and sellers complete seller financing transactions.  We provide all the (easily customizable) loan documents (approved by attorneys) and legal disclosures that you need and answer any and all questions about seller financing. Our fee is 1% of the principal amount of the loan from the seller (and can be paid by buyer or seller).

A lot of folks do these deals without proper oversight and guidance, for example using title companies to prepare forms, which is very risky given they lack the expertise to do so (and in many cases, are not supposed to). The cost of hiring an attorney is often prohibitive for folks. So, we're aiming to be a very easy to use and affordable option for investors to make sure they have all their i's dotted and t's crossed.

Happy to answer any questions about the service--and good luck to all!

This is a very much needed service. We should connect about partnership. As a closing attorney and title company, people often ask us to draft their notes and we prefer not to do it for the sake of conflicts of interest.

I work for a title company.  We do all of our closings completely online for both sides - including online notary.  We currently work in 37 states and I'm happy to waive notary fees for anyone in the BP community if you reach out directly.

The whole process is simpler and just makes more sense.  We save a ton on overhead and don't have to charge as much for closing and title.  I'm not sure why more attorney/title offices aren't set up to do them like this.

Would love to connect as I have some sources that can fund in AZ in 24 hours when title is ready

We should talk. We are a title company that prides ourselves in being able to close faster than anyone else. If we work together, can you imagine being able to go from offer to closed in a day?  Reach out sometime, maybe we can build something cool

whomever you go to with a title insurance request will charge the same premium.

I think this statement needs some clarification.  Not every closer is going to charge the same premium.  Those acting as attorneys can provide a lower premium.  Additional other nuances exist that can mean a higher or lower insurance premium.  Absolutely shop around until you find the right balance of service and price. Just like anything else.
