@Scott Hotchkiss welcome Scott! Im actually looking to rehab a property as well. Any particular neighborhood your interested in or price range?

@Kyle Mitchell sounds like a commercial MF deal and stating the obvious here, you never ever purchase based on proforma. Like many on the post here suggest, P&L, Rent Roll, etc. Help but they can easily be forged together in several hours. Here is where I can see a bank statement as another credibal source, perhaps even having personal expenses and or info blacked out, like a POF. Then going together to the bank and have the bank teller (3rd mutual party) confirm that these are valid. Dates and charges amounts..

@Heather Scott As a former member of several REI clubs and now part of AZREIA including the New Member subgroup, I totally agree with @Patrick Allen and @Richard Sinks. The association is well structured with plenty of great networking opportunties.

for your first investment property I highly suggest getting your deal package together and pitch it to your local real estate clubs and raise funds through private money.

Hello Lisandro, wholesaling means your selling the right for someone to buy a property you have under contract via a an assignment contract where you collect your fee upon closing. So your not actually selling properties, therefore you do not need a license.

Hey Eric, 1st of Biggerpockets is a great place to start. I also agree with Matthew that going to your local REI Meetups is huge! Another way would be to define your long term goals of where you want to be and how to get there. You can start that now by educating yourself. The easiest way to do that if you haven't already is by reading or listening to books. I highly recommend reading The Millionaire Real Estate Investor by Gary Keller. It does a great job over viewing all the different strategies and ways of getting started. Wholesaling and flipping are usually the most popular strategies of getting started.
