Hello BP family! Some advice and experiences from you would be appreciated. I would like to know what are some good college degrees that go hand in hand with the real estate industry. I want to go to college and fortunate to go using my military tuition but I am a little stuck on what to study. I am a rookie investor currently house hacking. What have you got a degree in and has worked for you in real estate? Thank you!

Thank you everyone for the feedback! Glad yall commented and gave some perspective and opinions of this matter. I do like the 90-120 day contract idea to see how it goes. It seems like having this type of responsibility should be compensated appropriately, so I am taking that into consideration. I definitely am doing it to gain some experience in Airbnb while using someone else's home and funds! 

Can we talk a little bit now about time? While managing a Airbnb (from out-of-state), from your experiences, how much time (hours/week)  typically does it take for a smooth operation? This is just to get an idea of time management, thank you for the feedback in advance.

So, by the time you get through with the deducts, there may be very little coming your way. Figure this out first and see what that leaves you for a property manager.....

Thank you @Bruce Woodruff and @Michael Baum for the feedback, highly appreciated! The home is already furnished and has kitchenware. No major repair needed. It needs to be freshened up a little bit like a good clean inside the home and a lawn care clean up. The property could use extra item such as the towels, lines, dishes, camera, locks, etc. I am looking to manage this property on my own because its just one house so not trying to do the property manager route. I will be on the search for a great cleaner and handyman! 

I crunched some numbers on AIRDNA and the home is projected to bring 62k in revenue. operating expenses(not including mortgage and insurance) are 20k. I am going to say it will actually bring around 10-15k a year net income after expenses, mortgage, maintenance, etc. We are doing an 80/20 split so 20% of 15k could be my commission. If you have any feedback on these numbers, feel free!

Ill be responsible for booking, and scheduling the maintenance and cleaning routines. As far as maintenance, I would pay the quote a handyman gives about once a month. More like upkeep of things such as filters, leaks, bulbs. 

If you could best describe what makes a great cleaning company, and handyman, that would be appreciated!

Good afternoon BiggerPockets family,

I hope you're having a beautiful day! An opportunity has arrived for me to get the Airbnb world. My friend has put me in charge of hosting his entire home on Airbnb! Due to location of home, this property can be a great deal! Its a single family home located in the West side of Florida. This is my first time doing Airbnb and I am excited! I want to start listing the property soon for the season. Has anyone have any advice for the prep period before listing the home? What things should be tackled while prepping home? Is there anything I should be aware about for this particular investment? Once again I will be hosting from out-of-state, is there any tips, tricks, information that can help? I appreciate all the feedback and the community here, thank you and looking forward to hearing from you'll :)
