@Diane Menke The numbers don’t look great, as presented, but rents seem low. Where are you getting $2-3/SF? I’d double check that with an agent.

@Rogers Rogers agree that it is MUCH cheaper to find an existing building. I’m in NE Georgia and the cost of clearing trees and grading can often be more than the building. Steel costs have also skyrocketed and lead times have been pushed out.

@Kelly Conrad I 2nd Cason's remark about being allowed to lease the SFH. However, it may be useful as an office or to be lived in by the industrial tenant. I find these types of properties often have a lot of overlooked value.

Light industrial "hacking" makes tremendous sense. Commercial rates are lower for a user than an investor. A local bank offers 3.9% vs 4.25% loans. As an industrial real estate agent, I have clients do this regularly. Their tenant helps cover the mortgage. As the landlord's business grows they can choose to not renew the tenant's lease. Markets vary but Atlanta and NE Georgia vacancy rates are very low.

I am in NE Georgia and own 2 lots which I lease for outdoor storage and truck parking. I’m also an industrial real estate agent and get multiple inquiries for land for this type of use weekly.

Zoning is probably the most important consideration. If lot is not ALREADY zoned light or heavy industrial it is difficult and time-consuming to get it rezoned.
