I tried an "I BUY HOUSES" on the rear window of my hatchback and got ZERO calls. I paid $400+, did not get results and it made my car look trashy.

I have had success with direct mail letters.

Truck stops need to be almost on or very near the interstate. There should also be access to amenities like hotels, fast food and/or QSR. I am working on a deal in GA with a developer of a large convenience store chain that is at a major exit and have recently learned a lot about this asset class.

I have an industrial outside storage property that we purchased in 2021 which was already set-up as NNN. My partner and I also purchased a multi-use/office property which is being marketed as NNN. I'm not as concerned about NNN vs a gross lease as I am about the value and upside potential. If the price is right, I don't mind paying the taxes and assuming maintenance risk.

Hey Paul - I think this is tough category to prospect in. Generally, mom/pop landlords are less sophisticated and don't set-up NNN leases. Most NNN leases are corporate owners with multiple assets. Casting a wider net like you did might generate some gems, although they might not be NNN now. You may may be able to convert in future renewals.

In Northeast GA, semi-truck/trailer parking is between $200-300/month depending on how close you are to downtown.

@Ronald Rohde Thanks for sharing. I am in the process of moving back to Denton County, Texas and actively looking for outside storage lots to invest in. I have 2 in Georgia which are cash-flowing machines and I really like the space. I've driven I-35 mining for "nuggets" but haven't found anything just yet.

@AP Horvath In general, I would say about 1 mile from an interstate or cluster of large warehouses. If you see tractor trailers parked to sleep on interstate exits this would probably be a good location for parking. Most drivers don't want to be more than 30 minutes away.

Hi Shakiah - this is a hot property class and I would definitely be interested in any viable property you find. Every jurisdiction is different so you have to understand if the lot is in the city or county and its current zoning. Go to the planning and zoning office and talk with the folks there. They will point you in the right direction.

Re-zoning is not impossible but time-consuming and costly. Ideally you want something that is already zoned. Underutilized space is where I have had success. For example, lots that are already used for parking but only have 1 or 2 trucks on them.

I recently bought a lot where a building burned down and it has an existing concrete slab. Look for abandoned or condemned buildings that could be easily knocked down.
