Good afternoon

I hope everyone is doing well, I am really new to investing and property managing. As of right now, I'm just trying to learn about everything I can before buying my first property.  I'm just asking for a little guidance on how to get started and if there are conventions and meet ups around the chicago area for beginners or any books and classes that would be helpful to learn before getting started

Thank you

Marco go grab "Short Term Rental, Long Term Wealth by Avery Carl."  The numbers may change but the strategy is the same and works!
Keep on the BP forums and search for your questions- there's a good chance they have been answered on one of the threads...Network and keep moving forward- You've got this!

 Good morning

I will add that to my list right now I'm working on investing with no money down with Brandon Turner. I'm working on learning how to work this site but iv been clicking around and trying to figure things out

thank you

@Marco Ragudo you have lots of good advice from other folks. Which part of Chicago are you in? I would attend local meetups and also get to know other folks who are in the industry.

Good morning
I am in the Ravenswood area. I would love to go to meet ups I got a list that I would love to attend if u have any recommendations I would love to know
Thank you

Hey @Marco Ragudo - there are many meetups that you can attend in the city - I definitely would recommend attending a few meetups and picking up a book by BiggerPockets. I wouldn't focus on knowing everything because a lot of real estate is learned through experience and things are always changing but if you're around the right people, then you should be OK! Best of luck 😃

 Good morning

I would love to go to meet ups and just learn about people and how they got started. I try to prepare my self as much as I can. My wife says I always says I go do things without learning about it first and for now it's been working but it's always a big risk😅.

@Marco Ragudo "Rich dad poor dad" by Robert Kiyosaki is another good book. BP has a lot of good books as well. I'd advise pinpointing what you want to learn about and find videos on youtube, there are some great teachers out there

 Good morning

that was the first book I read and it really changed the way I look at my finances and how I have been caught up in the rat race.. Running a property as a buisness is big tasks. That's why i feel like it's hard for me to pin point where to start because there's so many aspects that I want to learn about or not even heard of, but everyone here has been helpful and I'm greatful for it

thank you

Welcome to the BP community Marco! This site is an incredible platform that has numerous resources so definitely take advantage of it all. I'd love to get you started with your first rental property.

Would love to connect.

 Good morning

this site does have alot of resources but I think it's the people in it that makes it really helpful. It makes it a lot easier when you get to talk to people that are actually involved in realty and get their input and advice.

Thank you

I can send my tool to you. I developed through chatting with investors and tweaking it over the past year until it made sense and account for everything I needed to know to make an informed decision.

Good afternoon
That would be really helpful thank you so much. When you look for investors what qualities do you look for that makes you believe that your a great match with them

@Marco Ragudo The LLC comes later on. You can only get it from an FHA to an LLC once you refinance the property. and sure, i'll send you a message!

Thank you so much. Yeah I figured the LLC is my 5-10 year goal

@Marco Ragudo My best advise to you is to start with the basics and figure out what strategy you want to go with first and stick with it (house hacking, hard money, partnership, etc). From there you can then figure out your financing options (FHA, 203K, Hard money, etc). Once those two things are accomplished then you can further target and narrow where you would like to purchase. I'm more of a youtube kind of guy and I often recommend others to do the same. Give you a more visual perspective and show real life people that are doing it. Good luck!

 Good afternoon

I would love to watch those you tube videos if you have time to share them.

My plan for now is pretty much trying to start a rental property through The FHA loan then transfering it into an LLC but I'm worried about the legality of that plan. so I'll need to find a good CPA and lawyer around our area... so I guess for now I'm starting with getting advice and building my team because I don't even know how to start an LLC..

thank you

Quote from @Paul DeBoer:

Hey,

Welcome! I got started by learning how to analysis a property and running number on my own. I developed an evaluation tool that helps me know if it was a great investment. Once I found one I found investors who would partner with me for no money in but equity for finding the deal and managing the property. I also swung for the fences and started a large development in my home town. I would love to help how ever I can message me and we can connect via email or text.

 Good afternoon

that's a big achievement I hope I can get to that level at some point to be part of developing a community. I was wondering how did you develop analyzing properties.

thank you

Thank you so much for the list of meet ups I'll take a look at them I'm kinda excited about the cash flow game. I always wanted to try it out after reading roberts book.

I was looking through the list. Do you recommend I start with Robert turners investing with no money down. I'm making my way  through his second book without knowing it's the second one... which was called rental property investing. Which is how I found this group. It's really helpful and insightful
