Hey Paul, The MIA handyman seems to be a trend unfortunately. I also invest in Waterbury and was recently in the same position you are in. I just found someone who finished doing some work on my property. I never met him but we spoke often throughout the project, I received a fair price for the job and the job was done on time. I only used him one time and this was about 2 weeks ago. He will be my first call if I need something else. His name is Rome: 2037332200

Thanks for the responses, so perhaps I should get into a bit more detailed. My complex is very small, we are only 11 units, we have been dealing with a problematic tenant for a while now and I would like to know what the board can do to remedy the situation, his landlord, although very nice is taking a very relaxed approach and not doing much, meanwhile the tenant has had the police called on him and has also threaten and become verbally abusive to a few people that live there. I'm part of the board and I feel confident that I can implement changes, I'm just curious as to how far the board can go, for instance can the board force an eviction? what options does the board have to deal with problematic tenants?? Thank you all again for your input!

Hi All,

I'm looking for some legal advice regarding condominium associations. My goal is to add a few rules and regulations to our current bi-laws, particularly regarding unit owners who want to rent their unit and also for potential buyers of units in the complex  I live in the state of Connecticut.  I can definitely get more specific with what i'm planning to do once I find the right contact. Thanks!

Hey Juan, you lived in the better areas of town. I live in F airfield, about 40 mins away but i'm up there quite often. As for similar type of homes in Orlando, i really like your plan, unfortunately i can't offer much in terms of why there are not these types of homes there, i'd also be interested to know if its just a matter of legal barriers of entry, but if not, i think you might be into something good!! Good Luck!!

Hi Juan,

You raise a good question, i will continue to monitor this thread to see what comes up.

Where in Waterbury did you live? I own 2 single families there and I'm in the process of trying to pick up a few multi families there also.

Hi All,

Very new to BP and this is my first post, I'm looking for some specific details on SDIRA. I have been reading and learnning quite a bit about the topic, most from BP forums. Ultimately, i believe the SDIRA LLC will be the best option for me, but for now here is my question.

Can I use my SDIRA for a downpayment? say 30% and private funding for the remainning?

If so, once i rehab and sell the property how much do i have to return to the SDIRA.

Here is a very basic  example

Purchase price 100K

Funds from SDIRA 30K

Private Funds (Hard Money) 70K

Sale price 150K

Thank You all in advance!
