Qualifying the leads is a great idea. This will help me process the calls and quantify better what parts of my marketing are working. Then if necessary I could pass a few leads to other investors for a small fee so I can keep feeding the marketing engine.

I am a Wholesaler operating out of NOVA and lately Manassas. My marketing campaign is working and the phone is ringing I just need a reliable buyer. I am looking to expand my buyers list especially in the Manassas area. I focus on SFR and I will my buyers deals at 60-65% ARV - repair cost estimate + my assignment fee. Is sharing my direct mail lists to meet potential partners a bad idea? The absentee owners lists I have made for county tax records are performing well for me. Does it make since to sell these lists to other investors if they are interested, or would I just be creating too much competition?

So as a novice wholesaler my direct mail marketing is bringing me more deals than I can handle at the moment. I have just not gotten to where I am sophisticated enough to analyze a deal from every angle and feel confident I haven't missed everything. As a result it usually takes me several hours to analyze one property. The lists I am using are just absentee owners collected from county and city tax records in secondary markets surrounding Washington DC. Does it makes since for me to sell or share my lists with other investors, since I can't get all the houses under contract anyway? I was thinking this might be a good way to either fund my future direct mail campaigns or meet potential partners. I would appreciate some wisdom. Would these my lists in my farm areas even be valuable to other investors? If there is a better forum for this topic please let me know.

I am a novice real estate wholesaler in the metropolitan DC area. I am working on building my marketing funnel and securing deals. I wholesale single family homes, my target property is two bedroom two bath properties between $225000 and $350000. My buyers list is still small but my interactions with local rea groups have been encouraging.
