Hi all,

Long time no post! I finally found another property that meets my criteria for my investment strategy and want to put an offer on it. Problem is, the owner (and I) know it won't appraise at the listed price, but they aren't willing to budge off their number. The market is crazy hot here right now, so they are comfortable waiting and seeing who is willing to work with them or pay cash.

My question is, the numbers work for my investment even at the elevated sale price, but what are some strategies I can take to tackle this type of situation? I offered slightly above ask, but again, the place likely won't appraise at that level. So I'm looking for some other potential options outside of just offering more cash (already putting 20% down)

@David Thompson thanks for the information, appreciate the tips you listed out in your blog posting! I think the syndication approach would make sense for my situation at some point, however for the time being I think going OOS on some MFH would be a nice way to diversify and get my feet wet

@Jay Hinrichs not at the accredited investor levels just yet, but close, so I don't think the syndication option would be possible for me at the moment

@Todd Dexheimer Thanks for the reply...I did read through that post, very interesting.  Passive investing is definitely the goal as I don't have to quit my day job, do you know of any syndications/crowd funds that you would recommend? If not, can you point me in the direction of where I would be able to search for some? Thanks!

Hi All,

As I continue to build my strategy for investment, I wanted to focus in on potentially investing OOS in MFHs. I understand the largest determining factor of my success will be the development of a strong team. Can you guys recommend any turn key companies that do MFHs and what market they operate in?

Hi all,

Does anyone know of any TK companies in CT? I have done some searching, but haven't come across any. I'm familiar with the CT market, as I lived there for nearly 30 years, however I no longer reside in the area and am looking for a more "passive" investment.

Hi all,

Just wanted to take the opportunity to introduce myself as a new member. Been interested in real estate for a long time, however have finally decided enough was enough and investing in multi family properties for cash flow will be my strategy.

About Me

I'm 31 years old and currently reside in Long Beach, CA. I grew up in Connecticut and have just recently made the move out West for a role with my company. I have had a nice career in corporate America, however I am quickly realizing that no matter how high up the chain I get, I will never have true financial freedom. While I may be making more money, any promotion always comes with more work and less available free time to enjoy the fruits of my labor. 

Plan

Looking to get into multi family property rentals for cash flow. Also looking to continue my career while I invest, so I'll be looking to take a very passive approach. Additionally, I plan to look out of state (potentially back in CT) as the market around here is not very friendly for cash flow and seems to be at a peak right now. Eventually I hope to be able to share out my learnings as I continue to work towards becoming well versed in all things investing!

What I'm Looking For

I'm looking to connect with other like minded individuals and continuously learn, while sharing my journey. I also want to get off to a quick start, so I hope to close on at least 2-3 places by the end of 2017. Open for any recommendations cities that make sense for my goals, on turn key companies I should be looking at, and other general tips. I will continue to read and listen to various podcasts as much as possible, but also appreciate any insight any members can bring!
