This is a large 5 bed/2 bath house that will rent for $1,350. There was a fire around the electrical box in the basement producing minimal fire damage, but extensive smoke residue through the entire house. The house needs extensive cleaning and moderate repairs to be put into rental condition.

The house will need approximately $17,450 in repairs and has an ARV of approximately $96-100,000.

This is a large 5 bed/2 bath house that rented for $1,375 before being vacated in October 2015. The house was subsequently broken into, robbed of its copper plumbing, and vandalized. It needs updating to be put into rental condition again.

The repairs needed are an estimated $26,700. The house's ARV is approximately $100-105,000.

Duplex with 3 Bedrooms, 1 bath on the bottom and 2 bedrooms, 1 bath upstairs. Both units are currently rented at $1,350 and $895 respectively. Rentometer.com easily justifies a $350 increase for the building making the total monthly income $2,600. The building completely burned down and was rebuilt for approx. $360,000 by the insurance company in 2011.

Hello,

I am a fairly new wholesaler in the greater Chicago area. I presently have two properties in the negotiation stage that I should have contracts on in the next day or two. Both properties are rentals that are already tenanted and cash flowing well. On of the properties is in a B+ area and the other is in a C area. My question is this: For investors looking to purchase turnkey rental properties, what kind of cash on cash ROI are you looking for?

At an asking price of $179,000, you will not find a better priced lot on the island.  It is in a golf course community with a number of community amenities and less than 1 miles to the beach.

I have comped the lot out using sold homes within the last 12 months that are neither directly on the golf course or any water (to reflect the subject lot's location).
