There are a few areas in Southeastern PA that would work well to start investing in Real Estate. Montgomery County and Chester counties have some towns with good price/cashflow ratios. I own a multifamily and office building in the West Chester/Exton area and both have been great with cash flow. 

Post: Best inexpensive areas to invest in either Pennsylvania or NJ.

@Zakiyah Sproul There are areas in Montgomery County, Chester County and Delaware County where the numbers make sense for rentals. As you might be aware, lower priced areas also have higher turnover and potentially more headaches so you have to pick your area thoughtfully. I have rentals in Chester and Montgomery counties and in both areas I've had a good experiences with tenants.
