Hello family, here is the deal, Im renting an apartment for $1300 per month ( paying cheap) , but i need a bigger place and those rents goes for $2000-$2500,  so  im ready to buy a house but in my area cant get anything for less of 400 single family or $500-600 two family ,i can get the money for down payment and upgrade the new house but  i was thinking instead of buying a house for myself buy two rentals in a neighbor state that can cashflow $400 per month if not more,  and use that money to help me pay the rent of a new place , any advice.

Im flipping the small house 1000s/f but im not sure what would sell better, 

Option 1 is bedroom in first floor, small living room 14x10 and eat in kitchen 16x10 second floor 2 bedrooms full bath, rec room in basement 16x16 with laundry

Option 2 first floor livingroom 16x12 dining room 14x10 kitchen 10x10 full bath (off kitchen), second floor same as option one, basement same as option one , thanks family..

i would paint the surface with any membrane like the one use in bathroom to prevent any of the pop corn falling off , then i would dry wall the whole area, good luck

Hello Family of biggerpockets , I need some help here.

Im a GC in New Jersey, i flip in Pa myself,  but now is time to do it in the  very the hot market and expensive estate of new jersey, Here is the situation.

I have an investor willing to work with me in the fliping houses game, here is the strategy, 

He buys the house cash  and pays all legal stuff  and materials for the  reno, i provide labor and finding the deal, then when the house gets sold, we split the profit 50/50, is this sounds fair for both parts?. Any idea of  better options, thank you family.

Hi Guys, I have a very nice updated house in West Pittston, ( not in flood area ) for sale 3 be 1 bath , 45k , I used to rented for $825 .

I want to sell because I'm not form the area .
