has anyone asked their tenants to apply for a housing choice voucher or section 8 program while they are currently living in your property?? 

I have a fixed income tenant who has been living at the property for about 20 years. they came with the property when I bought it. I'm looking to increase the rent to market rates sometime in the next year. I currently have a month to month lease. I'm trying to make a win win situation for the both of us. I've owned the property for about a year now.

i don't really want to displace the person but I am running a business. I would like some advice from the group.

hello.

i ran into a snag in a recent deal because title couldn't make the escrow date (title was unreachable by email, phone, etc) . Seller did not want to extend title. seller chose title company.  my question to bigger pockets is. can you include a contingency if title cannot make the escrow date by any reason that the escrow date will be extended to a further date?

I heard biden was looking to get rid of the 1031 exchange. 

hello. im currently in contract with a property. I would like to back out of the property. i am past all contingencies. what are my choices also should i call bluff on the seller to see if they would like to take legal action regarding the purchase.
