Hello everyone!

I have a 401K which I'd like to transfer over to a Solo K so I can utilize it in real estate investing. Does anyone here have experience with this strategy? Or have recommendations on providers?

Hi Ananya,

Tacoma is a great place to invest right now. Many of my investor clients are looking either south or north of Seattle. I also own a few rentals south of Seattle in Des Moines & Tacoma. You can find some great deals if you're willing to buy off-market and put in some work. Really depends on your goals!

If you are planning on holding onto it as a rental, making sure you have enough of a profit margin is critical, in case there's any unforeseen events (especially if you have an older house that needs more maintenance). I think one of the biggest factors is the macro level risk though. "Rising tide lifts all boats." Check out rental laws, inflow/outflow of residents, housing supply, etc. If the local government is anti-landlord, people are leaving, etc., it's going to be much harder stay above water.

Pick whichever aligns with your strengths better. You'll have to grind either way, you might as well make it an easier grind.
