I noticed a lot of my fellow landlords in my area are not requiring a deposit for section 8. What is the thinking behind that? Do these tenants treat your property better? Is it because section 8 people don't have cash? Anyone here do that?

You can install ground fault circuit interrupter GFCI, which will trip if there is a short. In order to be legal, you need to label the GFCIs with NO EQUIPMENT GROUND labels that you can get from the electrical supply store.

You don't need to hire a licensed plumber to snake a drain. Put an ad on Craigslist and you will get a list of folks with snakes and a pickup.

The alternative is to buy stocks, bonds or commodities. I think the choice is a no-brainer unless you are a whiz at stocks.
