Keturah, that is exactly what we seek to do, there are obviously a few things you can do once you have the note, but we ultimately want to own the property, so that hopefully we got it at a really good price and then we'll turn the property around and get it performing again. I'm assuming your still trying to determine if that's a good avenue for you?

 I need to build up my list of investors as well as list of properties to purchase, I do have a few brokers that I'm confident in but you never know so obviously always on the lookout for who can get deals done.

Sounds like your starting to see that the deal wasn't so bad after all, hopefully you'll find another one.

Have you tried buying at tax auctions? there can be some deals there.

I don't think your financing has anything to do with being able to roll your gains into another property, but I would definitely do some investigation before doing one of those, specially with 1031s because there are some very specific rules that need to be followed otherwise your transfer will be invalidated.

I also saw your post saying you wouldn't live in some of those neighborhoods! be careful when shopping for investment property, it's not where you want to live but more if the numbers work.

Erica, I think @Patrick Gleason has some good advice, and if your in this game you want to think long term. Specially since that's where you'll truly get the benefits afforded to those who invest in real estate. I'm not sure if your aware but real estate has many benefits that you don't see right off the top, things like depreciation that can help shelter the income you make from it, and using 1031 exchanges to shelter the capital gains as well, you should consider all those things when making your decision cause it might turn out to be a little different than you expected initially.

Hi I'm new to BP and have been reading and trying to interact with people, without much success.

We are a syndication company working in the Charlotte NC area. We seek to find non performing multi family properties to turn them around, as well as financial partners who want to reap ALL the benefits real estate has to offer in a completely passive way.

Hoping to meet some people who are trying to do the same thing, so we can bounce ideas off of, share and grow, thanks.
