hi all,

I'm working on purchasing a 44 unit in Alabama, and wondering if anybody out there has some renovations costs they'd like to share, these units need to be completely redone so looking for a number I can plug in for my analysis and to send to my lender, thanks

hi Ryan, I see a lot of people have posted welcomes but didn't provide any hard fast todos for you! I'll see if I can start you off.

There are ways to raise money without going to banks or using hard money loans, check out Alan Cowgill, he's a wealth of knowledge on the subject, obviously there are securities laws to follow so be careful, in short you can't just walk up to somebody off the street and ask for them to take part in your deal, not right away anyway. YOu can register with the SEC and then your allowed to solicit accredited investors only, so I think it's a multiple pronged approach to achieve what you want.

As far as your house being a liability well while your living in it, it is, but when you second you sell it if your making money on it, it will be an asset! and according to some smart CPAs moving every couple of years is a great way to grow your wealth and save the capital gains tax, which brings me to my next point, this is all about strategy, so you need to figure out what you want to do and build the legal structure(s) you need then start placing assets in them well if that's your strategy! ours is to invest in value add real estate and do that tax free using private money! hope that helps.

Patricio, in my opinion anything is doable! it's just a matter of you believing you can do it, then going to work and getting it done! there is an old proverb that says there are two kinds of people in this world those who think they can and those who think they can't, and they are both right!

with that said I'm not sure you really need to do that, you can easily hire on a firm and use their expertise and connections as a team member to accomplish what you want, if you find good enough deals out there people will lend you the money! don't forget there are other avenues to get money than using institutional money!

Debra is your slab intact?

I've never been a fan of a unit that does both heating and cooling, if you were to repour your slab you might think about radiant heat and then do the ductless A/Cs? just a thought.

hi everybody wondering if there is anybody here who lives in or around Evergreen AL?

I've got a deal I'm working on and want to get a better idea of the market there, demand for rent, population growth, crime etc.... any insight is greatly appreciated.

this is a wealth building question, you need to have a long term game plan. Everything you invest in will have different tax consequences so you have to look into it all so you know up front what your getting into. There are some good incentives for investing, you just have to look into what fits within your risk profile.

@Jordan Parker were doing direct mail campaigns to get leads for the complexes we want to buy, and were doing online marketing to get partners to join us in our investing.

I"ve met a few brokers but not seeing any deal flow, and at the same time I'm trying to get some partners together to be able to close on deals once we do find them, at this point we don't have any partners or any buildings to buy.
